Recent Improvements
We are pleased to share recent enhancements to our parking areas, designed to better serve our community and improve overall organization 🚗.
As part of these improvements, parking spaces are currently being restriped and repainted to ensure clarity, safety, and a more polished appearance 🎨. Parking assignments are also being updated based on seniority to promote fairness and consistency within the community.
Parking permits will be issued as each individual space is completed, ensuring an organized and efficient transition throughout this process 🪪.
We have also introduced a limited number of reserved parking spaces, with two currently available. Please note that reserved spaces are offered on a month-to-month basis and must be maintained accordingly 📅.
Kindly be reminded that all parking spaces are part of the community’s common areas and are not included in individual property deeds. As outlined in our bylaws, these spaces are intended to serve the collective needs of our residents.
Accordingly, parking assignments and configurations may be adjusted from time to time to best support the community as a whole 🤝.
We appreciate your cooperation and understanding as we continue to enhance and maintain our shared spaces.

Commitment to Safety and Progress
We have successfully completed all inspections and identified the necessary corrective items ✅. We are currently securing proposals from a licensed electrician, inclusive of all required permits, to ensure full compliance and quality execution.
In parallel, we are finalizing comprehensive roofing proposals, which will incorporate all permits and long-term warranty protections 🏗️.
Enhancements to our parking area lighting are also underway to align with Miami-Dade County standards, ensuring improved visibility, safety, and overall experience 💡.
We will also be posting updates and photos provided by the engineers as they become available, so all owners can stay informed and up to date throughout the process.

MICC Recreational Area
The President of 4th Moorings is currently coordinating with MICC to prepare all fobs for the new gate system.
All gates will remain open for all eight Moorings buildings to ensure that every owner receives their fob. Once the fobs are received from MICC, they will be distributed by the Building President and must be signed for by each owner.
Renters are required to pay $120 per year or $10 per month (payable to MICC) for access.
Fobs may not be shared or lent out, as they will now be linked to face recognition. Any owner found lending out their fob will lose access to the MICC building and will be required to visit the MICC office.
The first fob is free. Replacement or additional fobs are $50 each, payable to MICC.
Fobs will only be issued to unit owners, not renters.

At 4th Moorings Condominium, transparency is a cornerstone of our community. Owners have access to up-to-date monthly financial statements and the annual budget, so you can see exactly how funds are being allocated and spent.
