Parking Rules
- Each unit is assigned one parking space.
- Additional vehicles must rent a parking space (subject to availability).
- Overnight parking requires approval from the Board of Directors (BOD).

Maintenance
- Due on the 5th of each month
- After the 5th of each month, a $25 late fee will be applied
- Returned checks are subject to a $50 fee
- Even if multiple months are paid with one check, payment is still due by the 5th of each month
- Payments must be placed in the white box located in the lobby
- Vencimiento el día 5 de cada mes

Move-In Fees
For both tenants and owners:
- $30 background check fee (per person), payable to VTE Consultants
- $100 application fee (per person), payable to VTE Consultants
- Married couples: $175 total (with proof of marriage certificate), payable to VTE Consultants
- $100 impact fee, payable to 4th Moorings Condominium
- Pet Fee $250 non-refundable, payable to 4th Moorings Condominium
Occupancy Limits
- 1-bedroom units: Maximum of 2 people
- 2-bedroom unit: Maximum of 4 people
- Any additional occupants must be: Approved by the Board of Directors / Subject to an additional maintenance fee

- Unidades de 2 dormitorios: Máximo de 4 personas

Visitor Policy
- Guests may stay up to 2 weeks.
- After 2 weeks, they are considered residents and $75 monthly maintenance fee per person will be charged.

Sales and Rentals
- All new condos for sale, new tenants and new owners must be approved by the Board of Directors prior to signing a lease or closing.
- All sales or leases must be submitted in writing (private or through a realtor) per Bylaws Under Conveyance 6A.
- Properties currently on the market must comply immediately per Bylaws Under Conveyance 6A.
- In the event an owner leases their unit without obtaining approval from the Board of Directors, 4th Moorings Condo Inc has the right to relief against the apartment owner will be liable for damages including but not limited to attorney fees and legal fees the owner may cause to 4th Mooring Condo per Bylaws Under Conveyance 6C.
- Todos los condominios en venta, así como nuevos inquilinos y nuevos propietarios, deben ser aprobados por la Junta Directiva antes de firmar un contrato de arrendamiento o realizar el cierre de la venta
